The two-bedroom apartment is located on the ground floor of a newer, modern residential building, which has a total of 11 apartments and is equipped with an elevator and a garage. The net usable area of the apartment is 83.76 m².
The layout of the rooms includes an entrance hall, two bedrooms, a bathroom, a separate toilet and a living room with an integrated kitchen, dining room and living room with access to a loggia. Technical characteristics and equipment:
The building is constructed of reinforced concrete, with the load-bearing walls being internal, while the partition walls are made of double Knauf boards filled with mineral wool. The facade is thermally insulated with 10 cm thick stone wool, and finished with silicate plaster.
The exterior joinery is made of PVC profiles from renowned manufacturers (Aluplast, Kömmerling, Rehau, Gealan or Veka), anthracite on the outside and white on the inside. Triple-layer IZO glass with argon filling, mosquito nets and aluminum roller shutters with electric lifting are installed. The entrance doors of the building are aluminum, glazed, in anthracite.
Balconies and loggias are equipped with glass railings with dark glass, and the floor surfaces are covered with anti-slip ceramic tiles. The interior floors in all rooms, including bathrooms and living rooms, are paved with ceramic tiles measuring 120×60 cm.
The bathrooms are made with waterproofing (SIKA, Rofix, Knauf), equipped with Villeroy & Boch sanitary ware, Grohe or Hansgrohe fittings, and new-generation GEBERIT built-in cisterns. Electric underfloor heating is installed in the bathrooms and living rooms.
Heating and cooling are provided by a multi-split inverter air conditioner, while an Ariston electric boiler is provided for hot water preparation.
The interior doors are Hörmann Pro Line, white (RAL 9016), with a wooden frame and decorative edges. The entrance doors to the apartments are also Hörmann – burglar-proof and fire-resistant, multiple locking, sound and heat insulation, and the possibility of electronic opening.
The building is equipped with a Schindler 3000 elevator, with a load capacity of 675 kg, with a capacity of up to 9 people.
